Listing Your House (This is the longer option)
Step 1. Interview agents
If you are going to list your house, you will first want to find an agent who you believe will do a good job selling your property.
It can sometimes be difficult to distinguish an agent who will diligently try to get your property sold versus one who simply puts it on the internet and then becomes unresponsive.
Step 2. Clean and repair your property
Sweeping, vacuuming, landscaping, all of these must be done prior to listing and then also maintained through out the time the house is on the market.
Step 3. Making time for a photographer
No one will buy a home without seeing photos so you are going to have to make time available to let a photographer go through your home & yard taking pictures to put on the internet for the world to see.
Step 4. Make time for Showings
Assuming your house draws interest, you will now need to make time for strangers to come through your house. Agents usually prefer you to not be home for this process.
Step 5. Negotiating Process
Assuming your property gets offers, you will now go through the negotiating process which usually entails the buyer’s trying to nitpick your property in order to get you to lower your price. This process can easily be days if not weeks.
Step 6. Your Buyer’s Financing
Once a deal is agreed upon, the vast majority of the time the buyer will be using bank financing… and we all know banks never like to do anything quickly. The bank will have the home appraised (something else you’ll need to make time for) and that appraisal better be up to the agreed upon amount or the bank will likely not be willing to lend your buyer the funds.
Step 7. Closing
Closings can easily be a couple months after a deal is agreed upon. And if your buyers back out or the bank kills the deal you are back to square one. Except now your property just shows that it has been on the market for a few months without selling and people may assume something is wrong with it.
